THE PROCESS

Concepts
We begin by walking through the space and discussing your project requirements, specific needs, and how you live and use the space day-to-day. Once the brief is established, we start developing the Concept Designs. This is a highly collaborative stage, and we encourage open feedback to ensure we are aligned on the overall design direction.

Detailed design
During the Detailed Design stage, we focus on refining all the finer details of the project, including Furniture, Fixtures & Equipment (FF&E), interior architectural fittings, and bespoke joinery drawings. We will also provide a draft lighting and electrical plan for your review. By the end of this stage, you will have sufficient detail to tender the project with your selected contractors, along with a comprehensive estimate for FF&E that aligns with the agreed budget.

Specification and Site Supervision
A full Interior Architecture Specification is prepared for client and architect sign-off before being handed over to the Principal Contractor. This includes dimensioned floor plans for lighting, electrical, and plumbing layouts, kitchen and bathroom drawings, a complete joinery package, and detailed fixtures and fittings specifications. These specifications guide the Principal Contractor during the construction procurement, and construction drawings are developed based on the approved design intent.
Throughout the construction phase, we provide ongoing site supervision to ensure the design is executed to the highest standards and remains true to the original vision.

Procurement
We manage the entire process of procurement for FF&E. Once designs are finalised and approved, we source all furnishings, fixtures, materials, art and accessories.
Our team manages every detail—from sourcing high-quality products, negotiating with trusted vendors, placing and tracking orders, to coordinating delivery and installation. We ensure that all items align with the design concept, budget, and timeline.

Installation
Once practical completion has been confirmed by the contractor, we will commence the FF&E installation, leaving you with a seamless, turn-key property.
